Owning real estate in Bosnia and Herzegovina can be a basis for obtaining temporary residence, but only under certain conditions. This type of residence is possible if the foreigner proves an effective connection with Bosnia and Herzegovina, and the application is submitted to the competent Field Office of the Service for Foreigners’ Affairs in the area where the property is located.
Key Requirement: Proof of an Effective Connection with BiH
Property ownership alone is not sufficient. The foreigner must demonstrate that there is a real and lasting connection with Bosnia and Herzegovina, based on one or more of the following grounds:
- Origin from BiH – proven by a birth certificate (not older than 6 months unless issued without an expiration date),
- Children’s education in BiH – enrollment of children in educational institutions in BiH,
- Receiving a pension in BiH – proof of receiving a pension from the Bosnian-Herzegovinian pension system,
- Investing in BiH – investments in economic or other activities,
- Immediate family members residing in BiH – spouse, children, or parents with regulated status in BiH.
